The Levels sits on the site of an old nursery - a steep site which requires extensive excavation to set the Lower Ground Floor of this 'upside down' house into the hillside. The lower floor accommodates the 5 bedrooms, leaving the first floor for the living areas which are afforded views over the trees through the floor-to ceiling windows and from 2 balcony areas.
Internally the house has a large open plan living area and is heated by under floor heating to both levels. The windows are triple glazed to maximise thermal efficiency.
This is a conventionally built brick and block structure, with external finishes including stone and timber cladding and a standing seam zinc roof.
Energy Efficient elements, which contribute to an EPC-rating of B85, include:
- Under Floor Heating to the ground and first floors
- An air-tightness value of 5.86 m³.h-¹.m-² @ 50 Pa
